A home renovation loan is a secured loan for repairing or upgrading a house or flat you already own: retiling, new flooring, plastering, waterproofing, painting, plumbing and wiring. Banks and housing finance companies treat it as a cousin of the home loan, so it usually costs less than a personal loan and runs for longer. It is not a blank cheque, though. Lenders fund mainly work that becomes part of the building, and the tax benefit is smaller than many assume.

Every rate and limit below is as listed on 14 October 2026. Lenders revise rates and rules often, so always open the lender's current page before you apply. This page is general information, not financial or tax advice.

What a renovation loan pays for (and what it does not)

The common thread across bank pages is that the loan pays for the house, not for what you put in it. HDFC Bank lists tiling, flooring, plastering and painting, as long as the structure and carpet area do not change, and it says the loan covers immovable fixtures only, not movable furniture. ICICI Bank's Home Improvement Loan names painting, plumbing, electrical work, flooring, roofing, structural repairs and interiors.

In practice that means:

  • Usually covered: bathroom and kitchen retiling, new flooring, concealed rewiring, plumbing replacement, waterproofing, plaster repair, painting, fixed wardrobes or a built-in modular kitchen if the lender accepts them as fixtures.
  • Usually not covered: a loose sofa set, a bed, a dining table, appliances you can carry away, and decor.
  • Needs separate approval: structural changes such as removing walls or adding a room. Your society and municipal rules apply before the bank will look at it; see our old house renovation guide for the checks.

If most of your budget is furniture, a renovation loan may cover only a small slice of it. Price out the fixed and the loose parts separately using our home renovation cost breakdown.

Lender terms as listed on 14 October 2026

The table below records what each lender's own page showed on 14 October 2026. Where a value was not on the page, it says so. These are not quotes or offers.

ICICI Bank Home Improvement LoanSalaried and self-employed applicants, including NRIs; minimum salary Rs 25,000 a month (home loan criteria). Tenure, amount and rate not stated on the page.
LIC HFL Home Renovation LoanProduct listed; no tenure, loan-to-value or rate values shown on the page.

We found no official PNB product page, so PNB numbers are left out. HDFC's FAQ also says renovation loan rates do not differ from its home loan rates; your actual rate depends on your credit profile and the lender's policy on the day.

Renovation loan, top-up or personal loan?

There are three common ways Indian homeowners borrow for a renovation, and the right one depends on whether you already have a home loan and what you are spending on.

  • Dedicated renovation loan: secured on the house, tied to an estimate, money released against work. Best when the work is mostly civil, plumbing, electrical and flooring, and you have no running home loan or want a separate account.
  • Home loan top-up: available only to existing home loan customers. SBI's Home Top Up page describes it as for personal needs (not speculative purposes); check with the lender what end use it accepts.
  • Personal loan: unsecured, quick, no property papers, and usable for anything. It usually costs more and runs for a shorter term. The house-property interest deduction discussed below is linked to capital borrowed for repair, renewal or reconstruction of the house, so what matters is how the money is used, not the loan's name; keep proof of end use and confirm with a chartered accountant.

Compare total interest over the full tenure, fees and prepayment terms, not just the headline rate.

How to apply, step by step

  1. Finalise scope and estimate. Get a written, itemised quotation from your contractor or designer, split into civil, electrical, plumbing, flooring, painting and fixed carpentry. Banks fund against this estimate.
  2. Check society and civic permissions. For anything beyond like-for-like repair, get the society NOC and any municipal approval first. Lenders may ask for them.
  3. Check eligibility on the lender's page. Age band, minimum income, credit score (SBI lists 650 for its repair loan) and the property age rule (SBI: 5 years from purchase or construction).
  4. Gather papers. KYC, income proof, bank statements, title documents, society NOC and the estimate.
  5. Technical and legal check. The lender's engineer usually inspects the property and the estimate; its lawyer checks title.
  6. Sanction and disbursement. Expect money in stages against progress, often paid to the contractor or against bills. Keep every invoice.
  7. Keep the interest certificate. You will need the lender's annual interest certificate if you claim the deduction described below.

Our home renovation checklist helps you lock the scope before the estimate goes to the bank, which avoids asking for a second loan halfway through.

Tax rules: the Rs 30,000 interest limit

The Income-tax Act, 2025 replaced the Income-tax Act, 1961 from 1 April 2026 (as reported by Taxguru). The renovation rule is the same in substance under both, but the section numbers changed, so you will see both in documents.

PointIncome-tax Act, 1961Income-tax Act, 2025
Interest on loan for repair, renewal or reconstructionSection 24(b)Section 22(1)(b)
Limit for a self-occupied home, repairs or renewalRs 30,000 a yearRs 30,000 a year, section 22(2)(b) ("in any other case")
Limit for acquisition or construction completed within 5 yearsRs 2,00,000Rs 2,00,000, section 22(2)(a)
Which home counts as self-occupiedSection 23(2)Section 21(6), up to two houses per section 21(7)
New tax regimeSection 115BAC(2)(i): no section 24(b) deduction for a self-occupied homeSection 202(2)(a)(v): no section 22(1)(b) deduction for a section 21(6) home

What this means in plain terms, as the Income Tax Department's pages read:

  • Interest on a renovation or repair loan for your self-occupied home is deductible up to Rs 30,000 a year under the old regime.
  • The Rs 30,000 sits inside the overall Rs 2,00,000 cap for a self-occupied home. If you already claim home purchase loan interest close to Rs 2,00,000, the renovation interest adds little or nothing.
  • Under the new tax regime, this deduction is not allowed for a self-occupied home, and a loss under house property cannot be set off against other income.
  • For a let-out property, interest remains deductible, but under the new regime the resulting loss cannot be set off against salary or other heads.

Section 80C does not cover renovation principal

A common misunderstanding is that the principal you repay on a renovation loan qualifies under section 80C like a home purchase loan. It does not. Section 80C of the 1961 Act, on the Income Tax Department's page, excludes "the cost of any addition or alteration to, or renovation or repair of, the house property" carried out after the completion certificate is issued or the house is occupied.

HDFC Bank's renovation loan page mentions tax benefits "on the principal component" in general terms. For renovation, that wording conflicts with section 80C as quoted above. We have not checked the equivalent provision in the 2025 Act, so confirm the current position with a chartered accountant before you file.

Before you sign: practical checks

  • Match loan to scope. Borrow for the fixed work you can show on an estimate. Fund loose furniture from savings or plan it later; our living room furniture and bedroom furniture design pages help you plan that phase.
  • Keep a contingency. Old homes hide damp, weak plaster and tired wiring. Havells notes that after about 25 years wiring becomes more prone to crumbling insulation, which often adds unplanned work.
  • Read the rate type. HDFC links its rate to the policy repo rate, so your EMI or tenure can move when the repo rate changes.
  • Ask about fees. Processing, legal and technical charges were not consistently listed on the pages we checked.

Frequently asked questions

Which bank gives the cheapest home renovation loan?

There is no single answer because rates depend on your credit profile and change often. On 14 October 2026 HDFC Bank listed 7.75% to 13.20% p.a. for its renovation loan, while SBI and ICICI did not show a rate in text on their product pages. Compare the current published rate, fees and tenure from two or three lenders before deciding.

Can I take an SBI home renovation loan on a new flat?

As listed on 14 October 2026, SBI's Home Loan for Repair and Renovation is for older properties and applies only after 5 years from first purchase or construction. The property must be an existing SBI home loan property or unencumbered. For a newer flat with an SBI home loan, the Home Top Up may be the route to ask about.

Renovation loan pe kitna tax benefit milta hai?

Under the old regime, interest on a loan for repair or renovation of your self-occupied home is deductible up to Rs 30,000 a year, under section 24(b) of the 1961 Act or section 22(2)(b) of the 2025 Act. This sits within the overall Rs 2,00,000 cap. Under the new regime the deduction is not available for a self-occupied home.

Is the principal of a renovation loan deductible under 80C?

No. Section 80C excludes the cost of any addition, alteration, renovation or repair of the house property carried out after the completion certificate or occupation. Only the interest part may qualify, within the Rs 30,000 limit under the old regime. Check with a chartered accountant, especially for returns filed under the Income-tax Act, 2025.

Can I buy furniture with an HDFC home renovation loan?

HDFC Bank's page says the renovation loan covers immovable fixtures only, not movable furniture. Tiling, flooring, plastering and painting are listed as eligible when the structure and carpet area do not change. Loose items such as a sofa or bed are better funded from savings or another product suited to them.

Personal loan or home renovation loan, which is better?

A renovation loan is secured on the house, so it usually costs less and runs longer, but needs property papers, an estimate and inspection. A personal loan is faster and can be spent on anything, including furniture, but usually costs more. The interest deduction depends on the money being used for repair or renewal of the house, so keep proof of end use and check with a chartered accountant. Compare total interest over the tenure, not only the rate.
